Irina Georgieva Spent Three Years Matching People to Jobs. Now She Matches Women to Property They Could Never Buy Alone.

In German real estate, the opportunities worth having often move before anyone lists them. They pass between owners, intermediaries and investors who already know each other, and the public sees them only after the fact. Irina Georgieva spent most of her working life learning how to put the right two people in a room. In July 2026 she pointed that at property, and at a group of buyers the market had mostly written off.

A Recruiter’s Instinct, Aimed at an Asset Class

Irina Georgieva is the founder of Georgieva Invest and a partner at IMMOsisters, the Berlin-based investment club through which women buy into property projects collectively rather than individually. She works the off-market segment, where buildings change hands through contacts instead of listings. Her business rests on a single premise: that access to German real estate is not, for most women, a capital problem. It is a network problem.

From a Lecture Hall in Munich to a Consultancy Desk

Georgieva studied communication science and psychology at Ludwig Maximilian University in Munich, finishing in 2018. It is a pairing that sounds academic until you watch what she did with it. Her first role, taken while still a student, was in corporate communications at Home Shopping Europe. A traineeship in advertising marketing at the Munich publishing house C.H. Beck followed, then an online marketing qualification in 2020. Different rooms, one recurring lesson: what a message has to do before anyone acts on it.

In January 2022 she joined TriFinance Deutschland as a business consultant, moving into recruiting for the firm in 2023. She held the two roles across nearly three years in the Munich market, and recruiting is the one that shows up most plainly in what she does today. A recruiter spends every working day holding two incompatible sets of requirements, a company’s and a candidate’s, hunting for the narrow strip where both sides say yes.

Then she left the corporate track altogether. In May 2024 she co-founded Hormon Health, a venture in women’s hormonal health, and ran it for two years while completing a holistic health qualification at the Institute for Integrative Nutrition and a yoga teacher training in Bali. In December 2025 she launched LUNIRA Women. Neither business had anything to do with buildings. Both had everything to do with the audience she serves now: women making decisions about their bodies, their money and their independence, usually with less institutional backing than men receive by default.

By the middle of 2026 she had closed both chapters. What she carried out of them was an audience she understood and a skill she had been practising since her first consultancy desk.

Two Doors Into a Market That Does Not Advertise

Georgieva Invest, founded in July 2026, works the off-market segment: property that trades without ever appearing on a public portal. Owners approach her wanting qualified buyers without a public listing. Investors approach her wanting stock the portals never show them. The inquiries arrive through LinkedIn, which is where most of the network was built in the first place.

She is unusually direct about the stage she is at. “While I have not closed a transaction yet, I have already started building a pipeline of owners and investors and making targeted introductions.” Off-market deals move slowly by design. Document review, due diligence, financing and the notary appointment each take the time they take, and a rushed match serves nobody on either side. “My focus right now is on building the right deal flow and relationships for sustainable transactions.” For a business two months old, that is a more honest answer than most founders offer.

The second door is IMMOsisters, where she works as a partner. The club exists to solve a specific piece of arithmetic. A woman with savings but not enough for a property of her own has historically had two options, wait or abandon the idea. Pooling removes that wall. “The model is built around investing together in suitable real estate projects, including fix-and-flip opportunities.” The club runs the operational side, identifying properties, evaluating projects and coordinating the tradespeople and partners a renovation demands. Georgieva sits at the front of that process. “My role within IMMOsisters is primarily to connect women who want to invest with the community and the people behind the investment opportunities.”

It is the same work she did as a recruiter, transposed onto a different asset class. She is still holding two sets of requirements and looking for the overlap. What has changed is what happens when she finds one. A placement gives someone a job. A share in a building gives someone something that keeps paying after she stops paying attention to it. “My role is to bring the right women together and help create the connections that make these opportunities possible.”

What the Right Phone Number Is Actually Worth

The property that never reaches a portal is not hidden. It is moving through a network that somebody else is standing in. Irina Georgieva spent the better part of a decade learning that the deciding factor in almost any match is not the asset or the candidate. It is whether the two people who should be talking have any reason to. She has aimed that at a market where the barrier for women is rarely ambition and frequently just a contact they do not have. The pipeline is young, and she says so without flinching. But she is no longer matching people to jobs that end. She is matching them to buildings that do not.
